1 Platform Purpose

ForFlippers is an online platform designed to connect real estate investors and other users with property opportunities, financing resources, contractors, title companies, inspectors, service providers, and other real estate professionals.

ForFlippers primarily operates as a third-party platform and does not itself provide the services offered by independent professionals listed or promoted through the Platform unless a particular service is expressly identified as being provided directly by ForFlippers.

2 Independent Third-Party Professionals

Professionals and companies appearing on ForFlippers are independent third parties.

Unless expressly stated otherwise, they are not employees, agents, partners, joint venturers, representatives, or affiliates of ForFlippers.

ForFlippers does not control how an independent professional performs their services and is not responsible for their actions, omissions, representations, workmanship, pricing, delays, cancellations, conduct, or failure to perform.

Any agreement for services is entered into directly between the user and the applicable third-party professional.

3 No Guarantee of Services

ForFlippers does not guarantee that any professional listed on the Platform will:

• Complete a project
• Perform services according to a user’s expectations
• Meet deadlines or budgets
• Maintain any particular license, certification, insurance, or qualification
• Provide accurate information
• Honor estimates, proposals, warranties, or agreements
• Obtain financing or approvals
• Produce any particular investment result
• Remain available through the Platform

Users are responsible for evaluating professionals before entering into agreements or making payments.

4 User Due Diligence

ForFlippers strongly encourages users to independently verify any professional before hiring them.

This may include verifying licenses, insurance coverage, references, reviews, permits, business registration, disciplinary history, experience, written contracts, pricing, and other information relevant to the proposed service.

A professional’s appearance on ForFlippers should not be interpreted as a guarantee, warranty, endorsement, or representation of that professional’s performance or suitability, unless ForFlippers expressly states otherwise in writing.

5 Professional Profiles and Information

Professionals may provide information concerning their businesses, services, experience, licensing, pricing, availability, geographic coverage, photographs, qualifications, and other matters.

Professionals are responsible for ensuring that the information they provide is accurate, lawful, current, and not misleading.

ForFlippers may review, moderate, verify, suspend, or remove information or accounts, but we are not obligated to independently verify every representation made by every professional.

6 Verified or Featured Professionals

ForFlippers may offer labels such as “Verified,” “Featured,” “Preferred,” “Sponsored,” or similar designations.

Unless expressly explained otherwise on the Platform, these designations do not constitute a guarantee of workmanship, performance, financial condition, integrity, or future conduct.

A featured or sponsored professional may have paid ForFlippers for increased visibility or advertising.

Users must still perform their own due diligence.

7 Disputes with Professionals

Any dispute arising from services provided by an independent professional—including disputes involving workmanship, payment, delays, property damage, breach of contract, misrepresentation, refunds, or failure to complete services—is primarily between the user and that professional.

ForFlippers may, at its discretion, assist with communication, investigate complaints, suspend accounts, or remove professionals from the Platform.

However, ForFlippers is not obligated to resolve disputes or compensate users for losses caused by independent third parties.

Nothing in these Terms eliminates liability that cannot legally be excluded under applicable law.

8 Property Listings

Property information displayed on ForFlippers may be submitted by sellers, investors, wholesalers, agents, third parties, or other information sources.

ForFlippers does not guarantee the accuracy or completeness of information including:

• Property condition
• Ownership
• Asking price
• ARV
• Rental income
• Repair estimates
• Taxes
• Liens
• Zoning
• Square footage
• Bedrooms or bathrooms
• Seller-financing terms
• Title condition
• Investment potential

Users must conduct independent due diligence before purchasing, financing, renovating, or otherwise investing in any property.

9 No Investment or Financial Advice

Information available through ForFlippers is provided for general informational purposes.

ForFlippers does not guarantee profits, returns, appreciation, financing, successful renovations, resale values, or the success of any real estate transaction.

Calculators, estimates, educational materials, property analyses, ARV estimates, rehab estimates, or other tools available through the Platform should not be considered financial, legal, tax, investment, appraisal, or professional advice.

Users should consult qualified professionals when appropriate.

10 Lenders and Financing

Lenders, brokers, financing companies, and other financial-service providers accessible through ForFlippers are independent third parties unless expressly stated otherwise.

ForFlippers does not guarantee:

• Loan approval
• Interest rates
• Loan amounts
• Closing dates
• Underwriting decisions
• Loan terms
• The performance of any lender

Users are responsible for reviewing all loan documents and determining whether financing is appropriate for their circumstances.

11 Contractors and Construction Services

ForFlippers does not supervise construction projects or control contractors’ methods, employees, subcontractors, materials, schedules, safety practices, permits, or workmanship.

Users should enter into appropriate written agreements directly with contractors and independently confirm licensing and insurance requirements applicable to their location and project.

12 Title, Closing, Legal, Inspection and Other Services

Title companies, attorneys, inspectors, insurance providers, appraisers, property managers, and other professionals accessible through ForFlippers are independent third parties unless expressly stated otherwise.

ForFlippers is not responsible for professional opinions, errors, omissions, closing issues, title defects, inspections, legal advice, insurance coverage, or other services performed by such providers.

13 Payments to Third Parties

Unless a transaction is expressly processed through a ForFlippers payment feature, ForFlippers is not a party to payments made between users and professionals.

Users should use appropriate contracts, invoices, payment procedures, escrow arrangements, and other safeguards before transferring funds.

ForFlippers is not responsible for recovering payments made directly to third parties.

14 No Agency or Partnership

Use of ForFlippers does not create an employment, partnership, franchise, joint venture, fiduciary, brokerage, or agency relationship between ForFlippers and any user or independent professional.

No professional has authority to make commitments on behalf of ForFlippers unless expressly authorized in writing.

15 User Conduct

Users and professionals may not use ForFlippers to:

• Commit fraud or misrepresentation
• Publish knowingly false information
• Impersonate another person or business
• Violate applicable laws or regulations
• Harass other users
• Manipulate reviews
• Promote unlawful services
• Circumvent Platform security
• Use the Platform in a manner that could harm ForFlippers or its users

ForFlippers reserves the right to restrict, suspend, or terminate access when reasonably necessary to protect the Platform or its users.

16 Reporting a Professional

Users who believe a professional engaged in misconduct, fraud, misrepresentation, unsafe practices, or serious failure to perform should report the matter to ForFlippers.

ForFlippers may investigate complaints and may remove or suspend a professional when appropriate.

Submission of a complaint does not guarantee reimbursement, dispute resolution, or any particular action by ForFlippers.

17 Third-Party Links

ForFlippers may contain links to external websites and services.

We do not control and are not responsible for the content, security, privacy practices, products, services, or availability of third-party websites.

Users access third-party websites at their own discretion.

18 Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, FORFLIPPERS AND ITS OWNERS, OFFICERS, EMPLOYEES, AFFILIATES, AND REPRESENTATIVES SHALL NOT BE LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES ARISING FROM OR RELATING TO THE USE OF THE PLATFORM OR DEALINGS WITH INDEPENDENT THIRD PARTIES.

This includes, where legally permitted, losses arising from third-party services, property transactions, construction delays, lost profits, lost investment opportunities, property damage, inaccurate listings, financing decisions, or disputes between users and professionals.

Nothing in these Terms limits liability where such limitation is prohibited by law.

19 Indemnification

To the extent permitted by applicable law, users and professionals agree to indemnify and hold harmless ForFlippers and its owners, officers, employees, and affiliates from third-party claims, liabilities, damages, losses, and reasonable costs arising from their violation of these Terms, unlawful conduct, content they submit, or their independent contractual relationships with other Platform users.

20 Platform Availability

ForFlippers does not guarantee uninterrupted or error-free operation of the Platform.

Features, listings, pricing, memberships, professional profiles, and other Platform functionality may be modified, suspended, or discontinued.

21 Intellectual Property

The ForFlippers name, branding, website design, original content, graphics, software, and other proprietary materials are owned by or licensed to ForFlippers and may not be copied, reproduced, distributed, or commercially exploited without authorization.

Third-party trademarks remain the property of their respective owners.

22 Changes to These Terms

ForFlippers may update these Terms periodically.

The updated version will be posted with a revised “Last Updated” date. Continued use of the Platform following an update constitutes acceptance to the extent permitted by applicable law.

23 Governing Law and Dispute Provisions

These Terms shall be governed by the laws of [STATE], without regard to conflict-of-law principles, subject to applicable federal law.
